The 43 acre site is suitable for many development venues. The gently rising slopes on this site will enable desirable ocean views from practically all vantage points. The southern portion of the site borders on Great Gut, an environmentally diverse swath of rainforest that runs from the beach area to the highlands to the east. To the south is the Butler Bay Great House complex, circa 1720, the heart of the sugar plantation that once florished in this area. The Greathouse is a private residence. Various historical ruins dot the Butler Bay area complemented by huge tropical trees that have grown untouched for centuries.

The oceanfront consists of a cove beach with a sand bottom and a similarly sized stretch of volcanic rock. Offshore several hundred yards are three sunken ships that are a notable diving attraction.
